Is the commercial real-estate market in Greensboro that tight that new projects need to be pitched in this manner? Is there any other relatively nearby vacant space that the potential tenants could use? Have tenants already been lined up, because I doubt that there will be more businesses looking for space one year from now than there are today, and there are probably more vacancies today than there were a year ago. If it were to be rezoned away from residential, I could imagine that many nearby residents would prefer a business that they would use - not as a destination type business that would need to be very parking intensive.
